As-is means as-is
When we buy directly, you skip the repairs, the cleaning, the staging, and the open houses. We look at the house the way it actually is and make an offer based on that. What you'd normally spend fixing it up stays in your pocket.
When a small fix is worth it instead
Sometimes a modest repair or a quick clean-up genuinely nets you more on the open market than selling as-is. If that's your situation, we'll say so, and TJ can talk through listing it. We'd rather you make the most money than make a quick deal.
Big repairs we see all the time
Roof and foundation issues, old plumbing or electrical, fire or water damage, mold, a failed inspection from a deal that fell through. None of it scares us off. It's just part of figuring out a fair number.

Yes. A failed inspection is one of the most common reasons people call us. We buy as-is, so it's not a dealbreaker.
Do I need to clean or clear anything out?
No. Take what you want and leave the rest. We handle it from there.
How do you decide what to offer on a house that needs work?
We look at what the home is worth fixed up, subtract the work it needs, and share how we got there so the number makes sense to you.
