It’s the question almost every seller asks: do I fix the place up first, or just sell it the way it is? There’s no single right answer. It depends on the house, your timeline, and how much cash and energy you have to put in up front. Here’s how we think about it.
The case for fixing it first
Repairs and updates can raise your sale price, sometimes by more than they cost. This tends to pay off when:
- The fixes are cosmetic and cheap relative to their impact (paint, carpet, landscaping, a deep clean).
- The house is otherwise solid and in a strong neighborhood.
- You have the time and cash to do the work without stress.
A fresh, move-in-ready house in a good Columbus neighborhood can attract more buyers and stronger offers. If that’s your situation, listing after a modest refresh is often the smart play.
The case for selling as-is
Selling as-is means skipping repairs entirely and selling the house in its current condition. This tends to win when:
- The repairs are big-ticket (roof, foundation, systems) and eat up the potential gain.
- You don’t have the money to fund repairs before selling.
- You need to move quickly or just want it done.
- The house is inherited or a former rental and you’re not looking to invest more into it.
With an as-is sale you avoid the out-of-pocket cost, the weeks of work, and the risk that a renovation runs over budget. You keep it simple.
A quick way to decide
Ask yourself three questions:
- What would the repairs cost, honestly? Get a rough number, then pad it. Projects usually run over.
- How much would those repairs add to the sale price? If a $10,000 refresh adds $25,000, that’s worth considering. If a $40,000 rehab adds $45,000, the squeeze may not be worth the stress.
- Do you have the time, money, and appetite for it? Even a profitable project isn’t worth it if it costs you three months you don’t have.
If the math and the timing both point to fixing it, list it. If either one doesn’t, as-is is probably your friend.
